When ordering the home inspection services, please try to have an idea of what is required.

All mortgage companies require termite certificate; well water certificate and septic certificate (if applicable).

If you are buying a home with a basement or a home in a known "high radon zone" you may want to test for RADON. Radon is the second leading cause of lung cancer. You should also test for radon for re-sale purposes, i.e., when you go to sell the house and it fails for radon, you may be forced to pay the $1,500 - $2,000 to correct the problem.

You may be worried about lead paint contamination - a known cause of brain damage in infants.

There may be a mold problem where you can actually see the mold or it may be airborne, invisible to the naked eye.

In addition, there may be an active underground oil tank or one that was abandoned in place. You may want to test the tank or soil to ensure that there are no active leaks. A leaky oil tank can cost you $10,000 to $70,000 and more in environmental cleanup costs.
